The Do’s and Don’ts of Siding Replacement in an HOA Community

There are many benefits to living within a community with a homeowner association (HOA). However, it can make home improvement projects, including a siding replacement, a bit more challenging. Before you get started with your project, you must first get approval from your HOA board. It also pays to review the neighborhood’s governing guidelines on what you can and cannot do.

DO Read Your HOA’s CC&Rs

Make sure to read and review your HOA’s covenants, conditions and restrictions (CC&Rs) before you start your project. Keep in mind that these guidelines are updated from time to time, so be sure to ask for the latest version. If you need to clarify something, don’t hesitate to ask a board member. 

DON’T Start Without Getting Approval

Every resident within the community should apply for approval for any siding replacement. This way, the board gets the chance to ensure the renovation adheres to the CC&Rs. While you may be tempted to proceed with the siding replacement while waiting for the board to approve it, the board can force you to stop the work or redo it completely. In the worst-case scenario, you may also be fined for noncompliance. 

DO Hire a Qualified Contractor

Once the board approves your siding replacement, the next thing you need to do is to hire a qualified contractor for the job. In some cases, the board will provide you with a list of contractors who have previous experience working in your community and are familiar with the guidelines. Additionally, the board may also require you to hire contractors who are licensed and insured. Be sure the siding installation team you hired has the right qualifications to do the job.

DON’T Be a Bad Neighbor

A siding replacement can be a noisy project and may disrupt your neighbors. For this reason, be sure to minimize the disturbance. One way you can do this is by making sure your contractor and their crew only work during HOA-approved construction hours. This is typically from 7 a.m. to 7 p.m. on weekdays and 9 a.m. to 9 p.m. on weekends. You should also let your neighbors know about your upcoming project ahead of time. By being a good neighbor, you avoid any conflicts.
